End of Tenancy Clearance in Dubai: A Room-by-Room Checklist

Handover day is where deposits get lost. Landlords and agents in the UAE expect the property back empty and swept, and “empty” is stricter than most tenants assume. Here is the order we work in when we clear a property, what to check before the inspection, and the paperwork that should run alongside the clearance.

Start two weeks out, not two days

The most common mistake is leaving clearance until the day before handover. Removal slots, cleaning teams and lift bookings all compete for the same end-of-month window. Book your clearance for two or three days before handover so there is room to fix anything the inspection flags.

A simple move-out timeline

  • Two weeks out: decide what moves with you, what gets sold or donated, and what gets cleared. Ask building management about move-out permits and lift booking rules.
  • Ten days out: list items for sale or arrange donations. Anything unsold by the weekend before handover goes on the clearance list.
  • One week out: book the clearance and a deep clean, in that order. Cleaning an apartment that still has furniture in it wastes the clean.
  • Three days out: clearance day. Everything out, rooms swept.
  • Two days out: deep clean, fill wall holes, touch up paint if your contract requires it.
  • Handover day: inspection, meter readings, keys and access cards returned.

Room by room

Bedrooms

Beds, mattresses, wardrobes and bedside units. Check the top of built-in wardrobes, which is where suitcases and boxes get forgotten. Curtains and rails usually stay if they were there when you moved in.

Living and dining

Sofas, coffee tables, dining sets, rugs and TV units. Wall-mounted TV brackets normally come off and the holes get filled. Do not leave a bracket behind assuming the next tenant wants it.

Kitchen

Fridge, washing machine, oven, microwave and small appliances. Empty and defrost the fridge at least a day ahead, or it leaks in the truck. Clear every cupboard, including the one above the extractor.

Bathrooms

Toiletries, laundry baskets, shower caddies and bathroom cabinets. Check under the sink.

Balcony and storage

This is where the surprises live. Outdoor furniture, plant pots, old paint tins, bicycles, and the boxes that went into the storeroom on move-in day and never came out.

Parking and common areas

Tyres, bikes and boxes left in your parking bay or a shared storeroom still count as yours. Building management notices, and some will pass the removal cost back to the landlord, who passes it to you.

Villa and apartment handovers are different

Apartments are mostly about logistics: permits, lift slots and loading bay times. Villas are mostly about volume. Gardens, garages, maid’s rooms and roof storage fill up quietly over a few years, and a villa clear-out is often two or three times the load people expect. Walk the whole property, including the garden shed and the space behind the water tank, before you ask for a quote.

What we cannot take

Plan separately for chemicals, paint solvents, asbestos and medical waste. These need specialist disposal, and no general clearance company should agree to load them.

Paperwork that runs alongside the clearance

Clearing the property is only half of handing it back. Most tenants in the UAE also need to deal with the following, and each can hold up your deposit if it is left late:

  • Requesting the final utility reading and account closure with DEWA in Dubai, SEWA in Sharjah, or your emirate’s provider
  • Cancelling your registered tenancy contract, such as Ejari in Dubai, once the landlord confirms the handover
  • Getting a move-out permit if your building or master developer requires one
  • Returning keys, access cards, parking remotes and any deposit-linked items such as gate fobs

Check the exact steps with your landlord or agent, because requirements vary between buildings and emirates.

Before the inspection

  • Every room empty and swept
  • Wall fixings removed and holes filled
  • Fridge defrosted and dry if it stays
  • Keys, access cards and parking remotes gathered
  • Disposal paperwork on hand if your building asks for it

Doing it in one visit

Handing back a tower apartment? Check whether your building needs a move-out permit first, as they do in Business Bay and Dubai Marina. Villa handovers in The Springs and Meadows or Dubai Hills Estate are simpler, with driveway access and no lift booking. Moving out in Sharjah? We clear flats in Al Nahda, Al Majaz and Al Taawun daily.

A full apartment or villa clearance is a single job for us, not several. One crew, one fixed price, and we sweep before we leave so the property is inspection-ready. For a sense of cost, see our Dubai junk removal price guide.

Frequently asked questions

How early should I book an end of tenancy clearance?

Book at least a week ahead, and more if your handover falls in the last days of the month. Aim for the clearance to happen two or three days before the inspection so there is time for cleaning and small repairs.

Should the clearance happen before or after cleaning?

Before. Clear the property first, then clean it. Moving furniture out after a deep clean leaves marks and dust, and you end up paying for cleaning twice.

Can you clear furniture that belongs to the landlord?

Only with the landlord's written go-ahead. In furnished properties, check your inventory list carefully so nothing that belongs to the landlord leaves by mistake.

Do you clear the balcony, storeroom and parking bay too?

Yes. Tell us about every space attached to the tenancy when you send photos, so the quote covers everything and nothing is left behind for the inspection.

Do I get paperwork for the disposal?

Yes. We are a licensed waste transporter and issue a disposal certificate with every job, which some buildings and landlords ask to see.
